The Outer Ring Road: What to Know Before You Look
A residential, lake-side belt on the south-west ring road, where the main appeal is price and space rather than an established local market.
The Chennai Outer Ring Road is a 62 km bypass around the city. It meets the GST Road at Vandalur and Perungalathur at its southern end and runs north-west to Nazarethpettai, Nemilichery and Minjur. Both phases are open: the first, of 29.65 km, opened in August 2014, and the second, of 33.1 km, was inaugurated in February 2021. It is maintained by the Tamil Nadu Road Development Company.
The stretch covered here passes the residential belt of Mudichur, Varadharajapuram and Mannivakkam, west of Tambaram, in Kundrathur taluk, with Kundrathur further north. It is mainly a residential and lake-side area rather than an established employment or retail hub, so everyday schools, hospitals and shops are mostly found in Tambaram, Kundrathur and Pallavaram.
Casagrand Highcity is the developer's project here: four towers of up to B1+B2+G+22 floors and more than 4,000 homes on 41 acres. That scale is what lets a township bring a school and a 6-acre sports hub inside its own gates. Metro status. No Chennai Metro line runs on the Outer Ring Road. The airport to Kilambakkam extension has been proposed via Pallavaram, Tambaram and Vandalur, and reports conflict on whether the Union government has approved it, so treat it as not yet cleared for construction.

A November 2021 report describes water up to 6 feet in Mudichur, with causes cited as Chembarambakkam lake releases, Adyar overflow, encroachment of the Adyar flood plain and poor desilting, and a resident called it a recurring problem since 2015. In December 2023 overflow from Manimangalam Lake, Vandalur Periya Eri and Mudichur Periya Eri affected Varadarajapuram and neighbouring layouts. On 1 December 2024, during Cyclone Fengal, water entered homes in Varadarajapuram, Mudichur and neighbouring layouts, and residents cited weak drainage and planning around the ring road construction. Ask for the site's ground level and drainage design, check the Water Resources Department lake and river data, and speak to people who live nearby.
